Turkey City Atlas: Where to Live, Relocate and Spend a Longer Season

Relevance: July 6, 2026. This is an in-depth addition to the main guide: not a general theory, but detailed city dossiers. I take the cities that foreigners, remote workers, families, students and people with long-term residence permits most often actually consider for living: Istanbul, Antalya, Alanya, Izmir, Urla/Cesme, Ankara, Bursa, Bodrum, Fethiye, Marmaris, Kas/Kalkan, Mersin, Eskisehir, Samsun, Trabzon, Cappadocia, Konya, Kayseri, Adana, Denizli, Kusadasi, Kemer.

Reading rule: in Turkey, the city almost never decides everything. It decides the area, the house, the transport point, the possibility of address registration, the quality of the management company, heating/humidity and your household scenario.

How to compare cities with each other

If a residence permit and ease of start are important

The easiest place to start is where there are a lot of foreigners and services: Antalya, Alanya, Istanbul, Fethiye, Mersin. But this is where there are often more closed areas, overheated rentals and consultants with promises.

If medicine is important

The best: Istanbul, Ankara, Izmir, Antalya. Middle: Bursa, Mersin, Samsun, Adana. For small resorts, plan trips to a large city.

If children are important

Istanbul, Ankara, Izmir, Antalya are the best in schools and clubs. Fethiye/Bodrum is good for the lifestyle, but the school may limit the choice. Small towns are cheaper but have fewer international options.

If savings are important

Ankara is cheaper than Istanbul, but not a small city. Eskisehir, Samsun, Konya, Kayseri, Denizli, Mersin are often cheaper. Resorts are cheap only outside the top areas and out of season.

If integration is important

Izmir, Ankara, Bursa, Eskisehir, Samsun, Konya, Kayseri will give more of the real Turkey. Antalya/Alanya/Fethiye can remain in the expat bubble.

If a mild climate is important

Mediterranean: Antalya, Alanya, Fethiye, Kas, Marmaris, Kemer. The downside is the summer heat. Aegean coast: Izmir, Urla, Cesme, Bodrum, Kusadasi – more pleasant in vibe, but also hot and seasonal. Black Sea: Samsun/Trabzon – wetter and rainier.

Universal checklist for viewing a city

1. Live 7-10 days in the area where you are thinking of renting an apartment.
2. Walk in the morning, afternoon, evening and on weekends.
3. Check the supermarket, pharmacy, ATM, clinic, bus stop.
4. See where the nearest private and public hospital is.
5. Check if there is normal internet at home.
6. Find out the mahalle and check it for address registration.
7. Ask your neighbors about heating, humidity, noise, aidat.
8. View the road to school/work/sea in real time.
9. Check to see if the area is open in winter.
10. Don’t believe the ad until you see the house and documents.
