Who is it suitable for?
Urla and Cesme are not exactly “Izmir”, but a separate way of life: Aegean food, wineries, sea, country houses, seasonal aesthetics. Suitable for those who work remotely, love peace of mind and have a car.
Urla
Urla is more year-round and residential than Cesme. Good for families, gastronomy, wineries, houses with a garden. Urla center, İskele, Çeşmealtı, Güvendik, Kuşçular – different in budget and style. The further from the center, the more important the car.
Cesme and Alacati
Çeşme and Alaçatı turn into expensive resorts in the summer. Beautiful, restaurants, beaches, surfing, boutiques. It’s much quieter in winter. For a permanent life, you need to check what works all year round: supermarket, pharmacy, doctor, heating, internet.
Where to be careful
Summer landlords may not want an annual lease without a summer review. Houses near the sea can be damp and cold in winter. Seasonal prices for food and services are high.
Cafe and food
Urla: wineries, farm breakfasts, local restaurants, seafood.
Alacati: beautiful cafes, expensive breakfasts, bars, tourist restaurants.
Cesme: beach clubs, fish restaurants, marina.
Little tricks
- Rent at least a month out of season before making a yearly decision.
- Check your heating: “the sea is nearby” does not mean a warm home in winter.
- For children and medicine you will often have to travel to Izmir.
