Who is it suitable for?
Alanya is suitable for those who want the sea, a low entry barrier, many foreigners, simple resort life, walking distance to the beach and lower costs than Antalya/Bodrum. Good for retirees, remote workers, families without the need for a big city.
Not suitable for those who need great healthcare, career, cultural density, strong schools and non-seasonal dynamics.
Best areas
Both. The most balanced area: hospital, shopping centers, schools, foreigners, not as chaotic as Mahmutlar. Good for families.
Mahmutlar. The main Russian-speaking expat hub. Many complexes, cafes, services, cheap options. Minus – dense buildings, noise, feeling of “little Russian Turkey”.
Kestel. Quieter, closer to the university, the sea, less chaos. Good for those who want something quieter.
Tosmur. More family-friendly, close to Dimçay, the sea, quieter than the center.
Cleopatra/Damlataş. Center, beach, cafe, walks. Touristy, more expensive, noisier.
Avsallar. Further from the center, beaches, complexes, quieter, you need a car/understanding of transport.
Where to be careful
Complexes near the D400, distant mountain apartments without a car, cheap complexes with huge aidat, areas where almost everything is closed in winter. In Mahmutlar, carefully check the noise, density, and management company.
Where are there more foreigners?
Mahmutlar, Oba, Kestel, Cleopatra, Avsallar. The Russian-speaking environment is very strong.
Housing
There are many complexes in Alanya with swimming pools, hammams, and gyms. It’s nice in the ad, but aidat can eat into the savings. Check who manages the complex, how breakdowns are resolved, and whether there are debts at home.
Transport
Buses along the coast, taxis, Gazipasa Airport, Antalya Airport further. Living in Oba/Mahmutlar without a car is possible; for Avsallar/mountainous areas a car is better.
Cafe and food
Mahmutlar: Russian-language cafes, bakeries, household food.
Oba: family cafes, shopping centers, restaurants.
Cleopatra: beach places, tourist cafes.
Dimçay: fish and family restaurants by the water.
Clinics
For basic medicine and dentistry, there are many options. For complex cases, Antalya or Istanbul is better. Before treatment, check the price, the doctor’s language and the availability of an interpreter.
Children and family
Oba is often better than Mahmutlar for families due to infrastructure and balance. See schools, clubs, distance to the hospital and the actual route to the beach.
Seasonality
Summer is hot and touristy. Winter is mild, but the city is quieter. Some areas outside the center feel emptier in winter.
Little tricks
- Be sure to consider aidat as part of the rental.
- In advertisements, “500 m to the sea” may mean 500 m to the highway and underground passage.
- In Mahmutlar it is easier to communicate in Russian, but it is more difficult to integrate into Turkey.
- If you want something calmer, watch Oba/Kestel/Tosmur, and not just Mahmutlar.
